Nellie Gail Ranch is a premier equestrian focused residential community located in Orange County consisting of 1,405 homes.  Within its 1,350 acres, Nellie Gail Ranch maintains twenty-five (25) miles of equestrian and hiking trails, 50 acres of open space and five parks.  Known for our spacious lots with estate homes and rural atmosphere, we also have a premier recreation center with amenities that include a clubhouse with 8 pickleball courts, 10 tennis courts, junior Olympic pool and food service bar and restaurant.  The Recreation Center also includes an Equestrian Center with clubhouse, three riding arenas, covered round pen, 96 stalls and additional equestrian amenities.  

The ideal candidate will have a passion for landscape will excel at client and vendor interaction.

SUMMARY 
The individual holding this position is primarily responsible for managing and overseeing all aspects of Association and Cost Center Landscape, Association Trails Maintenance and CC&R Enforcement.  This individual must oversee and/or assist in the timely maintenance and operations of the on-site facilities including but not limited to the Association Parks, Equestrian Arenas, Recreation Center Clubhouse, Swim Center and Tennis Center.

The expectation for this individual is to support the General Manager in meeting Board goals and objectives.  Additionally, this position exists to ensure effective and efficient day-to-day operations of Nellie Gail Ranch Owners Association (NGROA).

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following.  Other duties may be assigned.

•    Oversee all aspects of landscape and tree maintenance including but not limited to ensuring bid specification compliance by vendor(s) under contract.
•    Competitively bid out services for tree maintenance, landscape maintenance, landscape replacement and other services as may be required to maintain landscape to a high standard of quality.
•    Attend Landscape Committee meetings, create agendas and meeting recaps and follow up on directives.
•    Attend Trails Committee meetings, create agendas and meeting recaps and follow up on directives.
•    Oversee all aspects of trail maintenance including but not limited to ensuring bid specification compliance by vendor(s) under contract.
•    Competitively bid out trail maintenance services, developing appropriate bid specifications, for trail maintenance, fire break compliance, grading improvements, professional service provider engineers or surveyors to properly maintain trails to a high standard of safety and quality.
•    Perform ARC Level 1 Inspections.
•    Oversee all aspects of pest control maintenance including but not limited to ensuring bid specification compliance by vendor(s) under contract.  Coordinate pest control services with other vendor services as may be appropriate.
•    Place Architectural Review Submittal Notification signs out 10 days prior to ARC Meetings.
•    Be conversant with the CC&R’s and rules of the Association and be able to interpret and apply the regulations to everyday situations.  Proactively meet with General Manager, Board of Directors or Committees to receive direction as to preferred focus of enforcement priorities.  
•    Using SmartWebs mail enforcement letters, track and achieve compliance for common area violations and non-complying construction projects.  Proactively coordinate with legal counsel for advanced enforcement as may be authorized by General Manager.  Maintain records and conduct independent and timely follow-up consistent with NGROA standards.
•    Perform and document quarterly inspection of all playgrounds, coordinate required repairs and/or replacement of equipment to meet safety standards. 
•    Responds to homeowner reports of maintenance or violation concerns by visually checking properties and activities.
•    Prepare thorough, detailed and error free Agenda Reports to obtain Board approval for contracts or expenses related to assigned duties. 
•    Develop maintenance programs for major community assets.
•    Cover the Tennis and Swim Center front desk as may be assigned to provide lunch relief.
•    Other projects and opportunities as may be deemed needed and appropriate for this position.

SUPERVISORY RESPONSIBILITIES
This position has no staff supervisory responsibilities.

QUALIFICATIONS / COMPETENCIES
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.  The requirements listed below are representative of the knowledge, skill, and/or ability required.
•    Must be able to safely operate a 4-wheel drive (4WD) vehicle on narrow and steep trails for maintenance inspections. 
•    Must be aware of City permitting processes and have the ability to apply for and obtain required permits for association maintenance, replacement and capital improvement projects.
•    Must provide excellent customer service via personal interaction and via telephone to homeowners, guests, vendors, Committee Members and Board Members..
•    Ability to work effectively with contractors to achieve excellent work as may be contracted.
•    Knowledge of construction project components and resources to develop project scopes of work.
•    Understanding of project approval bidding, implementation, and maintenance.
•    Good written and verbal communication skills.  Articulate in written form in order to prepare Board reports and correspondence.
•    Ability to handle multiple tasks and deadlines well.
•    Ability to work effectively with co-workers, client, customers and others by sharing ideas in a constructive and positive manner.
•    Ability to listen to and objectively considers ideas and suggestions from others.
•    Ability to address problems and issues constructively to find mutually acceptable and practical business solutions.
•    Must have ability to manage all assignments within designated budgets.
•    Must have organizational and time management capability with the ability to implement and monitor progress for successful completion; working well under pressure and able to meet deadlines.
•    Must become certified as a Certified Playground Safety Inspector – Classes paid by NGROA.

EDUCATION and/or EXPERIENCE 
•    Must have proven experience with effective landscape maintenance and understanding of proper tree pruning techniques.
•    Must have Recreation Center Management and/or Maintenance work experience.

LANGUAGE AND INTERPERSONAL SKILLS 
•    Proficient in English.
•    Bilingual Spanish helpful.

COMPUTER SKILLS
•    Experience and skill working with Microsoft applications.
•    Ability to learn and utilize SmartWebs violation and architectural tracking software to perform job functions.
•    Ability to learn and proficiently utlize ArborPro software to track tree inventory and maintenance schedules.
•    Familiarity with basic Autocad functionality is a plus.

MATHEMATICAL SKILLS 
Ability to perform general mathematical skills including addition, subtraction, multiplication and division and to apply concepts such as fractions, percentages, ratios, and proportions to achieve practical business solutions.

PHYSICAL DEMANDS  
The physical demands described here are representative of those that must be met to successfully perform the essential functions of this job.

•    The employee must be able to sit and use hands to utilize a computer to write and type.  Employee must be able to use a cell phone for taking photos, texting, dialing and conversing.
•    Must be able to lift 25 lbs.
•    Must be able to operate a four-wheel drive vehicle in off-road settings.
•    Must be able to walk distances of not less than one (1) mile on dirt trails, grass and sidewalks.

WORK HOURS 
Full Time – Typically Monday through Friday 8:00 a.m. to 5:00 p.m. or 9:00 a.m. to 6:00 p.m.  Scheduling adjustments may be made with approval of the General Manager.

Customary lunch breaks will be provided if more than 6 hours worked in a day.  

Consistent and regular attendance required.
