Guest Speakers:

Laurie S. Poole, Esq., CCAL

For 28 years, Laurie has been a California community association attorney. She is a partner with Adams|Stirling, PLC, managing the San Diego, Temecula and Palm Desert regional offices. Laurie has extensive experience representing common interest developments including master planned communities, large condominium projects, and senior communities. Most of her practice involves interpreting and amending governing documents, advising boards on compliance matters, addressing governance and insurance issues, and enforcement of governing documents.

Laurie is a Fellow with the prestigious College of Community Association Lawyers (CCAL), serving as President-Elect in 2021. She also served on the CAI San Diego Board of Directors for 7 years and is a Past-President. She is a frequent speaker at industry events and has published numerous articles on common interest development law.

Kendrah Kay, CAMEx, CMCA

Kendrah Kay, Chief Client Officer, for Powerstone Property Management has been an industry professional for 15 years.

Kendrah works closely with homeowner boards of directors to provide guidance and training in all aspects of community management. She is a leader in assisting boards by helping them navigate through the HOA Business Planning process. Kendrah works extremely close with clients to ensure that they are receiving superior customer service and has been instrumental in client retention.

Kendrah has been responsible for oversight of operations, training, guidance and support to managers and support staff and has developed a unique understanding of the requirements and responsibilities of the management profession. She has focused on promoting professionalism and increasing education for the community management industry. 

Powerstone has partnered with The Pediatric Cancer Research Foundation where Kendrah was instrumental in raising over $500,000 between 2013-2018; which is 1,000,000 hours of cancer research. Kendrah has received multiple awards for her contributions within the CID Industry, including a nomination by the Orange County Business Journal for Orange Country’s top professionals under 40.

Kendrah has earned her BA in Business Management and is an active member of the California Association of Community Managers (CACM) where she is currently serving as Chair, for the second year, for the CACM Board of Directors.

Robert M. DeNichilo, Esq., CCAL

Robert M. DeNichilo is the managing partner at Richardson | Ober | DeNichilo. He is a fellow of the College of Community Association Lawyers, a delegate to CAI’s California Legislative Action Committee, serves on the Board of Directors of the Orange County Regional Chapter of CAI, and is its President-Elect of the Chapter.

Robert focuses his practice on representing common interest developments, including large scale master associations, condominium projects and planned unit developments. Most of his practice involves interpreting and enforcement of governing documents, advising boards on association governance, and contractual and transactional issues.

Robert a strong advocate of education for community association managers and boards of directors. He has been awarded multiple author of the year awards for his articles related to community association governance and laws, and has been a speaker at numerous CAI and other industry events at both the chapter and national level on topics relating to nuisances, drafting and enforcement of operating rules, joint-employment issues, fair housing regulations, affordable housing, ADU’s, addressing rouge board members, legislation, amending governing documents, short term rentals, and handling recall petitions among others.
