She currently serves as the President Elect of Board of Directors for
CAI-Orange County Chapter. Angie has previously co-chaired committees
within the OC chapter. Her passion and experience for her career has
allowed her to facilitate educational classes within the industry. Angie
continues to work with HOA Boards in developing their volunteer
guidelines and goals with the knowledge that she learns through

Bobby Ameen, 24HRC
Bobby Ameen is the co-founder and CEO of 24HRC. While running
a successful business he is also an authority on the restoration and
reconstruction of HOA and multifamily properties. Over the past 16
years, Bobby and the team have collaborated on and completed more
than 20,000+ restoration and reconstruction projects, ranging from
waterproofing decks to community-wide reconstruction, common area
renovations, and general construction matters. Bobby has gained the
majority of his experience within Southern California.

Scott Clements is Chief Executive Officer of Reserve Studies Inc.
He is an active member of Community Associations Institute. A
member of the Orange County Chapter Education Committee
since 2006, he is co-author of the CAI-OC education program
“Association Reserve Studies”. A popular author and speaker, Scott

Matt Davenport, Monarch Environmental, Inc.
Matt Davenport, a graduate from the University of Wisconsin-

water management, contract management, arborist reports and
design. Matt is an IA certified Landscape Irrigation Auditor and
Water Manager, a US EPA Water Sense Partner, a Certified
Arborist, Tree risk assessor, horticulturist and a nationally recognized
leader in his field. Since 2008, Matt and his team have received
numerous awards and are credited with reducing water consumption
by more than 1,000,000,000 gallons in Southern California.

Sue DeLucia is co-founder and Chief Financial Officer of Horizon
Management Company, an Accredited Association Management
Company (AAMC). Sue is the principal author of thousands of
association budgets, financial statements, and annual disclosures.
She is a well published authored, and a popular speaker for her
insightful educational programs and has been recognized with
an Excellence in Education award and received the Editor’s
Award for her contributions to the CAI-GLAC Chapter.

Robert M. DeNichilo is a managing partner at Richardson | Ober | DeNichilo.
He is a fellow of the College of Community Association Lawyers, a delegate
to CAI’s California Legislative Action Committee, currently serves as
President on the Board of Directors of the Orange County Regional Chapter of CAI.
Robert focuses his practice on representing common interest developments,
including large scale master associations, condominium projects and planned
unit developments. Most of his practice involves interpreting and enforcement

Jamie Gould, CMCA, AMS PMP Management, AAMC
Jamie's career in the Common Interest Development industry began
in 2005 as a recreation coordinator, planning and executing community
events and programs for a master plan community in Orange County.
Within a few short years she was leading the New Project Development
department, working directly with home builders, community leaders,
and first-time home buyers. In February 2022 she landed at PMP
Management as Vice President of Community Management for the
Orange County division – one of nine divisions operated by PMP Management.

Nicole Hill brings a customer and relationship focused approach to
landscape operations and vendor management. In her role with the
Irvine Company, Nicole and her team are responsible for managing the
landscape for the coastal California office portfolio, partnering with
other Irvine Company divisions and driving and developing best practices
related to urban forest management, water management, sustainability,
and vendor performance. Nicole is passionate about creating beautiful

Kimberly Lilley, CMCA, CIRMS, Berg Insurance Agency
Kimberly, Director of Business Development for Berg Insurance Agency,
UCLA grad, comes from a background in both claims and insurance
sales. She is very active in CAI, serving on committees, writing articles
for publications, teaching seminars and planning events. Kimberly was
inducted into the CAI-GRIE Hall of Fame in 2016 and was honored to
become the youngest Emeritus Member of CAI-CLAC in 2017, and
was named their Volunteer of the Year in 2020.
